Xanadu Villas is the most high-end property on Zanzibar’s main island. Nine spacious and beautifully designed villas are engulfed by an oasis of tropical gardens and palm trees, just meters from the turquoise Indian Ocean. Xanadu is one of the few boutique properties on the island with a maximum capacity of just 26 pax. The villas are all unique and are priced individually to suit a range of budgets.
Xanadu is on the South East beach of Zanzibar which is a great wide stretch of beautiful white sand, and offers snorkelling, paddle boarding, low tide walks, and a spa. Other activities such as diving or kite surfing are outsourced and can be arranged easily from Xanadu.
Each villa has a private pool and an assigned butler, and the cuisine is outstanding since their chefs are sourced from leading restaurants in Cape Town and the produce is grown or reared on property.

2025 RATES
Villas start at $895 per night (Umande for two pax off peak) and go up to $7,600 per night (Nyota for four pax peak season). Festive rates start at $1,185 and go up to $8,680 depending on which villa, number of pax and the season.
WHEN TO GO
Zanzibar is a year round destination but it can rain heavily in April and lightly in November. February is the hottest month, and June to October is cooler and dry.
ACCOMMODATION
Xanadu is comprised of nine uniquely designed private villas. Five villas have one bedroom and four villas have two bedrooms. Each villa has it's own plunge pool and some have two pools.
CHILDREN
Children under 5 are not allowed at Xanadu unless it’s a buy-out booking. Xanadu is sophisticated and less suited to young families, making it more romantic and peaceful for couples and older families.

Xanadu is approximately a one hour road transfer from Zanzibar airport and the historic Stone Town (65km)
